If you’re looking for Ogallala real estate that would be an excellent investment and a great place to live too, then the old school building in Brule is worth your consideration! The school building is located close to Lake McConaughy along I-80. There’s a paved street that leads to I-80 and it takes only about 5 minutes to get to the interstate from the school. Lincoln is only about a 4-hour drive from Brule. Denver is only about 2 hours and 50 minutes from Brule. Tourists flock to Ogallala from Denver and other big cities along the front range to visit Lake McConaughy each year.
The school rivals Lake McConaughy properties in price, but it has a lot more potential than lake front properties in terms of investment potential. A variety of tourism-related businesses could thrive on a big property like the one at the school (5 city lots). If you’re interested in starting a business in Ogallala or the surrounding areas, Brule is an excellent location
For several years prior to 2008, a family operated a restaurant called The Village Inn out of the bottom level of the old school building. Ogallala residents regularly drove to The Village Inn to eat at the restaurant and enjoy getting out of the city.
Business Office Rental
Also prior to 2008, the previous owners offered rental space to local businesses in the 2nd floor rooms of the school building. There is a separate entrance to the second floor which allowed business owners to come and go on their own schedule without disturbing the residential dwelling space on first floor.
Haunted Attraction Headquarters
School District 13 Haunted Attraction had 3 haunted attractions inside the school building for four years between 2014 and 2017. The attraction drew 2,000 to 3,000 patrons to Brule each year. The idyllic small town setting and some savvy marketing drew patrons from as far away as South Africa and Ukraine.
In 2016, the 2nd floor apartment was offered for rent on AirBnB at $65/night. The apartment was booked for about 15 out of the 60 days that it was offered for rent on AirBnB.
Martial Arts School
A martial arts school ran successfully on the 3rd floor of the building from 2008 to 2016. The martial arts school drew about 20 students on average per month.
Dance instructors rented the dance room briefly in 2009 and 2010 to teach dance classes including ballet and tap.
Gymnastics instructors rented space on 3rd floor to teach gymnastics also in 2009 and 2010.
Web Development Business Headquarters
John and Jennifer ran a web development business from 2008 through 2016 in the school. The school has high speed Internet and worked well as a technology headquarters.
